Panorama House is a private, five level concrete highrise carved 110 feet into the bedrock of the Hollywood Hills. One first enters a ‘batcave’ garage, before ascending three floors via commercial elevator, emerging to a water garden perched forty feet above street level. The primary level is designed as an 8,000 square foot indoor/outdoor spatial continuum, with protected, 14’ high volumes at the interior looking out to the City across a 150’ infinity pool.
An operable glass wall allows 90’ of the public spaces to open directly to the pool terrace. On the fifth level, a penthouse office and rooftop gardens complete the home. Designed and built over a period of eight years, the site is widely regarded as among the most difficult residential properties developed in Los Angeles.
